Schematic Design, the initial design phase, involves a comprehensive exploration of the project's possibilities. This crucial stage encompasses gathering and analyzing project requirements, conducting thorough property analysis, and developing preliminary sketches and models to visualize potential design solutions. The goal is to establish the fundamental design concept and layout, setting the stage for more detailed design development.

Design Development involves a thorough refinement of the initial design concept. This includes the selection and specification of materials, fixtures, and finishes, ensuring they align with the project's aesthetic and functional requirements. Simultaneously, the team produces revised sketches that reflect these selections and begins preliminary engineering and system design, which encompasses structural, mechanical, and electrical systems. The goal is to translate the conceptual design into a buildable set of plans, integrating technical considerations and detailed specifications to prepare for the next phase of the project.

Construction documents come to life through the iterative process of finalizing multiple sketches and submitting them for approval, solidifying the project's design details. Alongside this, a crucial parallel path emerges: the selection or scheduling of vital utility hookups, encompassing electricity, water, gas, and other essential services. This simultaneous work ensures that the building's infrastructure and functionality are meticulously planned and prepared for the construction phase.

During the Construction Documents phase, the project takes shape as we finalize the plans and specifications. Contractors bid on the job or are hired directly by the client, and our architects provide expert guidance and advice to ensure the selection process runs smoothly. We will work closely with you throughout this stage to answer questions, address concerns, and ensure that your vision is fully realized.

Construction observation involves architects monitoring project advancement, scrutinizing contractor invoices for accuracy, and addressing any inquiries that arise during the building process. This oversight ensures adherence to design specifications, proper financial management, and efficient communication between all parties involved.
